A Legacy of Service

The Vision of Harry Schmidt

Northridge Estates was born from a profound vision to help seniors navigate hardships through supportive, affordable living. Construction began in 1997 and by 2002, our beautiful 92-unit complex was completed.

We maintain our affordability through the "Volunteer Advantage". Members actively participate in the upkeep of our home—operating society-owned tractors for snow plowing and riding mowers for grass cutting. We don't just live here; we take care of it, together.

How Northridge Works

Northridge is a non-profit housing cooperative. You hold a membership that entitles you to your unit—there are no real estate fees, no speculative buying and selling, and membership prices are set by the members. Utilities, building insurance, and maintenance are purchased in bulk and included in one monthly fee; a capital fund covers major repairs and improvements. When the complex was built, Harwood Industries delivered it turn-key; today, our member-run association owns and manages everything.

How Our Community Works

Understanding our unique, non-profit cooperative housing model.

Do I own my unit?

Units are not bought or sold in the traditional real estate sense. Instead, you purchase a Membership into the cooperative housing society, which entitles you to occupy a specific unit. This unique model means there are no real estate fees, no speculative purchases, and no adverse market conditions!

What is included in the Monthly Association Fee?

Because the Society purchases utilities and services in bulk, our members enjoy significant savings. Your single, low monthly fee includes:

  • Electricity and Natural Gas
  • Water and Sewer
  • Outside Building and Grounds Maintenance
  • Building Insurance and Garbage Collection
  • Contributions to our Capital Maintenance Reserve Fund

What expenses are NOT included in the fee?

Members are responsible for their own telephone and cablevision services, supplying their own appliances and window coverings, securing personal contents insurance, and paying individual property taxes.

Are there stairs in the units?

Our complex is built on a series of "fourplex" designs. Each building features two units at ground level (no stairs) and two upstairs units (accessible by stairs). Every unit, regardless of floor, includes a private patio or balcony!
